The Right Way to Search for Real Estate

How much does it cost? Where is it located? Can I see pictures?

Your search for a new home, townhouse or condo usually starts with these basic questions - and the web search begins. When properties come on the market and are listed with MLS, information is distributed to real estate associations, brokerages and ultimately are added to a website, newsletter or printed listings where you, the real estate buyer, see the listing.

But is that enough information for you to make a decision that will be a significant purchase, an essential investment and a home to you and your family?

Destin Area Homes and Townhouse-Condos: Now is the Time to Buy

According to June 2012 ECAR (Emerald Coast Association of Realtors) data, there are many key indicators pointing to a rebounding market, with the potential for the bottom to be behind us.

Average home sales price has increased 10.8% from - $273,773 in June 2011 to $303,361 in June 2012 ; Average price per square foot has dramatically increased from $202.50 in June 2011 to $230 in June 2012; Months of home inventory has decreased from 12.1 months in June 2011 to 8 months in June 2012; with a Total monthly volume increase from $112,000,000 in June 2011 to $118,000,000 in June 2012.

What are you, the educated home buyer, going to do? 

Inventory continues to decline, in both total units available - and total months on the market. Prices are going up - both in square footage and mean home price. Every new, second or vacation home buyer is looking for the best real estate deal - the question is how long can you wait - and will the wait cost you more time and money? 

Price, availability and timing are the "golden formula" to any real estate purchase. While previous short-term "upticks" haven't lasted - the YTD and June 2011 to June 2012 comparisons have all seen positive growth.

The townhouse-condo overview has also seen tremendous rebounds respectively and mirror the aforementioned single-family home performance; both June 2011 - June 2012 and YTD. New listings has declined 13.4%, with an increase in average sales price a whopping 37.6%. Months supply has also shown impressive performance - from 17.6 in June 2011 to 10.8 in June 2012 - a 38.8% drop.
